Our DRC Application Process is Now on TownSq!

The purpose of Aliana’s Design Review process is to preserve the overall beauty, consistency, and property values within our community. Elements such as exterior paint colors, roofing, fencing, additions, patios, and outbuildings all affect the neighborhood’s appearance and must be reviewed before any work begins.

All exterior improvements, modifications, or changes must be submitted for approval through an official Design Review Committee (DRC) application before starting your project. This includes new construction, alterations to existing structures, and any other exterior additions or changes to your property.

Detailed plans, photos, color samples, material descriptions, and a copy of your lot survey showing the proposed location are required to complete your submission.

A Few Key Guidelines

  • Painting: Any exterior painting not performed in the same or similar color tones requires DRC approval. Paint color change requests must include a photo of your home’s brick or siding, a color sample of the proposed paint, and a completed DRC application.

  • Roofing: Any roof replacement or material change that is not identical to your existing roof in color, material, or style requires DRC approval. Roofing requests must include a brochure or sample of the proposed material.

  • Fencing: Fence replacements or stains that differ from the current design or color require DRC review and approval prior to installation.

  • Landscaping: Major landscaping projects, tree removals, or visible changes to front yard design require DRC approval and compliance with community guidelines.

Applications should be submitted early to allow adequate review time—approval may take up to 45 days from the date a complete application is received.
No work should begin until you have received written approval from the DRC.


Permits

Residents are responsible for obtaining all applicable permits required by local authorities.
For Aliana residents, the Fort Bend County Engineering Department oversees residential construction permits.

THE REVIEW COMMITTEE

The Design Review Committee (DRC) exists to maintain the integrity and architectural standards of Aliana by overseeing all proposed exterior changes and modifications. The DRC’s mission is to balance individual homeowner interests with the collective interest of the community as a whole, ensuring that all projects align with Aliana’s DCCRs and design guidelines.

The Committee is responsible for:

  • Managing the application and approval process

  • Monitoring for compliance with community standards

  • Fairly enforcing design and aesthetic guidelines

  • Making objective and aesthetic decisions on proposals

  • Advising the Board of Directors on architectural issues

  • Reviewing and updating community standards as needed

  • Educating homeowners about proper procedures and guidelines

Ultimately, the DRC ensures that Aliana remains a visually cohesive and well-maintained community for all residents.


THE PROCESS

If you plan to make any exterior modification or addition to your property, you must follow the formal process outlined below:

1. Submit Your DRC Application
Complete your DRC request form through TownSq and include all required documentation—photos, material samples, drawings, and your lot survey.

2. Committee Review
The DRC will review your submission to determine compliance with the community’s DCCRs and design standards. The committee may consult architectural or landscaping professionals as needed.

3. Decision
You will receive written notification of the DRC’s decision. If approved, construction must begin within six months of approval. If disapproved, you may revise your plans or appeal the decision to the Board of Directors for further review.
